Our rental criteria.

  • Income. Combined gross monthly income at least 2.5× the monthly rent.
  • Credit. 650+ FICO. Below 650 is reviewed with co-signer or larger deposit.
  • Rental history. No prior evictions in the past 7 years. Two prior landlord references.
  • Background. Conducted in compliance with the California Fair Chance Act.
  • Identification. Valid government ID for each applicant 18+.
  • Application fee. $45 per adult, the actual cost of screening.
